10 things to consider before renting an apartment

Moving into a new apartment can be very exciting; but finding a good one to rent could be an overwhelming task.

To help you out with that below are ten points you must consider before you sign that rent agreement.

  1. Fix a budget.

Consider how much you can afford to pay and follow the “rule” not to exceed 30-percent of your monthly income.

  1. What to search for?

Understand the kind of home you want to come back to after a tiring day. You may want a pet friendly apartment or a neighborhood with a park.

  1. Where to search?

Your house search options are; a broker’s services, newspaper classifieds, apartment hunter publications, college campus bulletin boards or on the Internet. Also tell your friends that you’re looking for an apartment to rent.

  1. An attractive Tenant C.V.

Just like a CV for a job application, a tenant’s resume or C.V should include all the information to make you stand apart from other applicants and to convince the landlord that you’ll be a trustworthy tenant.

  1. Understand what is included in the rent.

It’s very important to know if the rent includes heating, water, electricity, cable or Internet connection. Watch out for additional maintenance fees.

  1. Read before you sign.

A common mistake we usually make is not to read a contract before we sign. Obtain a copy of any rules and regulations, make sure you go through everything and before you sign the lease.

  1. Inspect the apartment.

Most important thing when you inspect an apartment you plan to rent is not to let the looks deceive you. Look for the “hidden” attributes and if there’s any damage ask for it to be repaired otherwise you may be blamed for it later.

  1. What to look for?

You like the price, the area is great, but you need to see where you’re going to live. Here are a few things to take a closer look at; pipes, sink faucets, shower heads and water, electricity and appliances should all be working.

  1. Negotiate with the landlord.

It’s very important to know some basic information about the landlord. If it’s a management company with thousands of apartments for rent it may be harder to negotiate, but if it’s a family and they just need to secure the income each month, you have a green light to close the deal with a small discount.

  1. Get your deal

A very important aspect of negotiating for your rent is to be polite and not give ultimatums because you may get a quick negative answer.
